To help you navigate your journey to becoming a Riverbend homeowner, please review our community viewing policies and due diligence recommendations below.

1. Visiting Riverbend: Safety & Gate Guidelines

To maintain the safety, security, and privacy of all our residents, we kindly ask that all potential lot or home buyers follow our community viewing guidelines:

Be Accompanied at All Times: Potential buyers must be accompanied by a licensed real estate agent or the current property owner to enter and view properties. At no time should a potential buyer enter or remain on Riverbend property without an escort.

Schedule in Advance: Real estate agents must call the Riverbend Gate House at (828) 625-9724 to make an appointment prior to viewing properties during normal gate hours.

Owner-Led Showings: If you are purchasing directly from a current Riverbend resident, the property owner may personally escort you onto the property for your viewing.

2. Buyer Due Diligence Checklist

There are many beautiful properties for sale in Riverbend. Before making an official purchase, please protect your investment by performing thorough due diligence.

We highly recommend taking the following steps:

Work with Professionals: Always use a licensed real estate agent and hire a qualified home inspector.

Vet the Seller: Verify who you are buying from to ensure a legitimate transaction.

Check the Financials: Look for any delinquent taxes, unpaid Property Owners Association (POA) dues, or outstanding liens against the property.

Verify Buildability: Confirm that the lot is legally buildable and ensure it will perk (pass a soil perc test for a septic system).

Get a Survey: Obtain a professional survey so you know the exact boundary lines of your potential property.

Talk to the Community: Speak with neighbors, the POA, and your real estate agent to gather as much local insight as possible.
